Buying Off-Plan
What makes Off-Plan Property Developments in Bulgaria so good
The most profitable form of investment is buying units in a new, off-plan development during the early stages, often before construction has started. By buying before the project is complete you will benefit from excellent market growth, receive superior build quality and receive excellent payment terms.
Buying early, plus an attractive payment scheme, and the fact that you can sell your property at any time through construction to take advantage of the market and the developers price increases, mean that a 40% to 50% profit is not uncommon.
Fortunes were made in Spain in the 80’s and 90’s, legally, by people being first in line for the Off-plan. Remember, prices in Spain were at this level at one time! Missed out in Spain? This is your opportunity, how often do you get a second chance?
The following factors all illustrate how the prices are rising during the construction and why buying early gives you better profit:
-
Initially lower than 'market' prices
Initially the prices are very competitive and lower than the 'market' prices as the developer is keen to sell the properties as quickly as possible.
-
Best properties get sold first
If you decide to buy quickly you will be the first having the chance to choose from the better apartments. It is easy to let or to sell apartments with good orientation and best views.
-
Building commences/show apartments available.
As soon as the main structure of the development begins to take shape or a show apartment is opened prices normally increase substantially as prospective purchasers can see what the finished development and individual apartments will look like.
-
Final Completion
Once the development is finished you will be the owner of a brand new apartment/penthouse in a new development with beautiful gardens and a pool. The person who wants to buy at this stage will be prepared to pay significantly more for a property they can move into or rent out immediately than they would have paid for just a plan on a piece of paper and a plot of land.
The reasons listed above explain why prices should normally increase as a development is built. It is not uncommon for a property to be bought and sold again before a single brick has been laid, and even sold again several times before final completion.
